I first walk the entire home without Winnie, assessing visually and with a moisture meter and hygrometer. Then I bring Winnie through the whole property, marking every area where she alerts. We make a second pass looking for consistent indications or new areas of interest that may have been missed, and take six samples at the alert points – included in your price, never billed per sample. Lastly, I walk you through everything we found and give you a recommendation for next steps.

Most can read their dog. Few can read the building. I'm trained in building science, so I can explain why the mold is there, account for spots a dog might miss, and sharpen how I read Winnie's cues. Often, yes. Active growth, dormant-but-viable, and old remediated damage look different – in staining, texture, moisture readings, and how the dog alerts. We read those signals together to tell you whether you're dealing with a current problem or a historical one, because that impacts what your immediate options are. That said, all mold – whether old or new – is considered a health concern, despite the varied opinions out there.

Because they answer different questions. An ERMI is a composite dust sample designed to represent the whole home, and it’s good at what it does – it tells you which mold DNA is present in your living space. What it cannot do is tell you where that mold is coming from. There is no source location in an ERMI score. The same is true of HERTSMI-2.

That’s the gap a canine assessment closes. Winnie traces the scent of active mold to the structure it is growing in – behind a wall, under flooring, inside the HVAC – so the spores your dust test captured have an address. Bring your ERMI to the consult; it’s genuinely useful context for where to work first.

Yes, and we’d encourage it. A large share of our clients are already in care with a functional medicine, integrative, or environmental health provider and came to us because their practitioner suspected the home. Your final report is written to be shared – alert locations, moisture findings, photographs, and lab results in one document – and the 15-minute post-assessment call is open to your provider if you want them on it. We won’t interpret your labs or your symptoms; that is their job. Our job is to hand you both a clear, objective picture of the building.

A moisture meter and a hygrometer are the two I rely on most, alongside a trained visual inspection of the structure. The meter tells me whether material is actively wet and how far the moisture travels; the hygrometer tells me whether the air in a space is holding conditions that let mold keep growing. Together with Winnie’s alerts and six lab samples, that is what turns “the dog alerted here” into “here is the source, here is why it is happening, and here is what it will take to fix it.”

No. The inspection is completely non-invasive – no drilling, no demolition. The dog finds the source first, so any future work is targeted instead of exploratory.

Keep the areas you want inspected accessible, secure other pets during the visit, and hold off on heavy cleaning or air fresheners beforehand so they don't interfere.

It’s worth saying plainly: we don’t perform remediation, and our inspection fee is flat regardless of what we find, so there’s nothing for us to gain by finding more mold than is there.

We generally recommend an immediate re-inspection after remediation is performed to ensure the space was properly remediated and cleaned. We work with vetted 3rd party hygienists to ensure you are getting an unbiased assessment of the results of remediation. We also recommend annual inspections by a certified mold dog to ensure no new issues have come up or after any event that would make you question the health of your space.
